The email below was sent out by Watson, to all apartment owners, on the 6th February 2024:

"Following the recent fire risk assessment completed at Leetham House, and as part of Watson’s continued commitment to Fire Safety, we write to remind you of the important fire safety information and policies that are in place at the development.

Attached are the fire safety policies for the development, information on the importance of Fire Doors, and the current fire evacuation plan, please note the building's current evacuation strategy is defend in place (stay put).

As a Resident by the Fire Safety Order, you should.

  • comply with any fire safety measures put in place and not interfere with these. 
  • report any fire safety defects to the Responsible Person, or their on-site representative (such as the management agent).

The Fire Safety Act 2021 clarifies the scope of the Fire Safety Order to make it clear it applies to individual flat entrance doors between domestic premises and the common parts.

As the apartment entrance door is demised to your apartment you have a responsibility to ensure that your apartment door can provide adequate protection and that any defects in the door, frame, and self-closing device are rectified as soon as reasonably practicable. Further information on Fire Doors is attached to this email.

Personal Emergency Evacuation

A Personal Emergency Evacuation Plan (PEEP) is used to document how people will be evacuated when they have difficulty responding to a fire alarm or escaping from a building unaided, in the event of an emergency.

If you or any person living with you has a Personal Emergency Evacuation Plan, we ask that you please forward a copy to our office so we can provide the fire service with this information. If you or anyone person living with you has a disability and would have difficulty responding to a fire alarm or escaping from a building unaided, in the event of an emergency and do not have a plan in place please let us know so we can provide this information to the fire brigade.

The development fire strategy is a stay put policy and the likelihood that you would need to evacuate in the event of a fire within another apartment is very low. However, providing this information to the fire brigade is vital should a full evacuation be required. Please note if you are unable to evacuate unaided, it is your responsibility to put plans in place and provide Watson with a copy.

If your property is sublet, please ensure your tenant knows the information provided within these notices.
