The letter below was sent out by Watson, to all apartment owners, on the 22nd December 2025:

"Following the recent fire risk assessment completed by FirePrevent Ltd at Leetham House, and as part of Watson’s and Hungate (York) Regeneration Ltd continued commitment to Fire Safety, we write to remind you of the important fire safety information and policies that are in place at the development.

Attached are the fire safety policies for the development, information on the importance of Fire Doors and the current fire evacuation plan, please note the building currently evacuation strategy is defend in place (stay put).

As a Resident in accordance with the Fire Safety Order you should:

  • comply with any fire safety measures that have been put in place and not interfere with these.
  • report any fire safety defects to the Responsible Person, or their on-site representative (such as the management agent).

The Fire Safety Act 2021 clarifies the scope of the Fire Safety Order to make it clear it applies to individual flat entrance doors between domestic premises and the common part. As part of the Fire Risk Assessment the assessor is required to review a selection of doors, if the assessor inspected your door and noticed any issues, we will contact you separately to advise you of their findings.

However, if you are aware of any defects in any door, frame or self-closing device that would prevent the door from providing adequate protection please report these to your Property Manager. Further information on checking fire doors is attached.

As per the requirements of the Building Safety Act 2022 section 156, we are obligated to inform all residents of the following:

As part of the Building Safety Act 2022 section 156, all residents are entitled to a copy of the fire risk assessment, and how we intend to mitigate these risks in the fastest but most effective way possible. Please contact Watson for this information.

We would like to highlight the fact that there are no other risks to the residents of Leetham House, outside the fire risk assessment."
