The letter below was sent out by Watson, to apartment owners, on the 24th December 2025:

"We are writing to you directly regarding your NHBC Buildmark cover. 

We are looking to undertake some roof work through the NHBC warranty, but we are unable to progress this forward as your policy is not activated. We ask that you get in touch with the NHBC, with the information provided below, inform your plot (apartment number) and policy number to the NHBC and they will activate your Buildmark cover for your apartment.

This is free of charge and activates both your apartment and the building warranty. We must have all the apartment’s policies activated, as we won't be able to claim any defects for Leetham House until every apartment has done so.

Some homes aren't covered by the Buildmark policy yet

When the first owner completes the purchase of a property, their conveyancing solicitor should activate the Buildmark policy on their behalf. We'll then send the conveyancer a Buildmark insurance certificate and documents that they should forward to the new homeowner.

We need the homeowners to activate their Buildmark policy

The homeowners don't need to pay for the Buildmark cover (the builder paid for it when they registered the properties with us). They just need to contact our Customer Services team and given them information so they can set the policies up.
